About four years ago the Old Post Mall apartment complex in Fishkill, New York, contacted us to solve a water problem that no one else could solve. That was until they reached out to us. When we evaluated the complex, we knew we could solve their problems. This, meant that their crawl spaces stayed dry.
When we started waterproofing the first four buildings' they wanted to know that we would do the quality of work that we promised. More importantly, they wanted to make sure that we would be able to solve their problems. As always, we do as we say we are going to do. Because of this next year, we were awarded another contract with them that consisted of three more buildings. The year after that we were awarded three more buildings. Finally, in 2022, we were awarded the last four buildings.
For these projects, we are not traditionally remedying the issue. Typically we jackhammer around the perimeter of the crawl space or basement, install perforated pipe and attach it to a sump pump and apply concrete back over to finish the area. For this project, we are not going to go deeper. We are going to do the opposite and bring in on average six inches of gravel, install our pipe underneath that gravel, then apply our CleanSpace vapor barrier and pour a new concrete slab, which will encompass our waterproofing system along with our TripleSafe sump pumps that will all have custom discharge lines which will run all water out to one central location, this will allow the water to run away from each building.
They knew they made the right choice in contacting us to complete this extensive project based on our quality of work and professionalism during the first few buildings we completed for them. The biggest reason they knew that we were the right choice was that their tenants continuously let the management group know that their homes felt so much more comfortable, as well as some health issues that they had subsided due to our work. They could not be happier with how their projects turned out. They knew they chose the right company to invest in and help their complex.
Here you can see the nasty crawlspace before we worked in it, after you can see our SaniDry CX dehmuidfication unit as well as how clean the crawlspace is. We also did home support work in this particular crawlspace which you can not see from these pictures.
These homeowners contacted us to have us seal off their crawl space and basement area from the earth, and as well as animals that were getting into their home. More importantly, they contact us because on top of the issues they were having with their crawl space they had a severe structural problem that had manifested due to the crawl space. These homeowners had been living with this problem for several years due to it being low on the list of things to do, but because they realized that there was an issue with the structural integrity of their home and wanting to eventually sell their home in the near future they figured why not do it now so we, as well the next homeowners can reap the rewards of being more comfortable.
In order for us to take care of all the issues that were occurring in their crawl space, we had to implement a multilayered system. More specifically we had to first remove and dispose of the existing fiberglass from the crawl space to make way for all the improvements that were going to occur. Next, we removed the jagged rocks that were in the crawl space and filled in any and all rodent holes that had been created with concrete/gravel.
From there we started working on the structural issues that they had by digging under the girder to gain access to the middle of the crawl space so we could start installing our SmartJacks systems, which were strategically placed throughout their crawl space. Even though we did install our SmartJack systems throughout the area in order for their home to be structurally we had to sister their floor joists. Finally, we installed Drain mat and CleanSpace on the entire floor and wall along with 2.5" of closed-cell spray foam exterior walls and rim joists to encapsulate and seal off their home from the earth, make it more comfortable for them, and keep animals from coming in.
These homeowners could not have been happier that they were able to take back control of their home. If they had questions about the process and how things were going to go our foreman was able to clarify and explain things clearly, which made them nothing but appreciative of all the hard work the crew was doing to help them and their home.
The homeowner was concerned about dampness and moisture issues. Our crews installed Basement System's WaterGuard sytem to make sure everything is safe and dry, Our crew also poured an entire new floor because the old floor was in such bad shape.
The old wooden floor had rotted away. Now with the new concrete floor, the owners hope to use this as a living space!
