When an off odor is prevalent, the crawlspace is a good place to check. This space had critter evidence and mold spores growing on the wooden aspects of the foundation. To protect the home, the homeowners decided to have the space encapsulated.
This homeowner went to check their crawl space and found puddles of standing water, dead rodents and fallen fiberglass insulation. They reached out to John's Waterproofing and set up a free estimate and inspection. We sent out one of our system design specialist and after assessing the crawl space they met with the homeowner to discuss the solution. They agreed that an encapsulation would be the way to go for this nasty crawl space. To begin, we dry out the space, then clean out all the debris, including the damaged vapor barrier and fallen fiberglass. Next, we dig a trench around the interior perimeter of the crawl space to lay down a perforated pipe into a silt sock. This helps secure a safe passage for the water to drain to the TripleSafe sump pump at the lowest point. A discharge line is installed outside to drain the water away from the foundation. This line is connected to our LawnScape outlet, which is a grated drain that allows water to pass through and has a removable lid to clean out any debris that may enter. Our TerraBlock system is next, we install this directly on the dirt floor of the crawl space, creating an insulated barrier between the home and the earth. We then install our CleanSpace system on top of the TerraBlock. This goes on along the foundation walls, up to the rim joists, and is sealed with our waterproof tape. We make sure to seal all the vents in this crawl space to prevent outside air from entering and to control the environment, we install our SaniDry Sedona. This effective dehumidifier will eliminate damp, musty odors by drying and filtering the air, and promotes clean air throughout the entire home. Lastly, to finish this encapsulation, we spray our foam insulation which ensures a complete air tight seal in the crawl space. These homeowners can be sure their home is protected for years to come.
This crawlspace in Beaverton is now used for storage and with the Silverglo insulation the owners no longer have cold wood floors and have no more complaints of drafts.
