Complete Removal and Replacement of Concrete Stairwell - Portland, OR

The concrete stairwell leading into the basement of this home was rotting and damaged beyond repair. Our Design Specialist came out to inspect the stairwell, and offered the homeowner the best solution - complete removal and replacement of the existing stairwell with new, strong concrete. This proposed solution was exactly what the homeowner had in mind, and he was excited to get on our schedule! When our crew of concrete experts arrived, they first cut out and removed the entire existing stairwell. Next, they dug out and compacted the area, to ensure that the new stairwell would be poured flush with the surrounding concrete patio. With the area prepped, they built the forms for the stairs and the 2 retaining walls on each side of the stairs. After pouring the concrete into the forms, they finished each stair step with 4 tread lines, and gave the rest of the stairwell a nice broom finish. The entrance into the basement of this home has now been made safer and more aesthetically pleasing by the concrete experts here at John's!

Cracking Walls and Sticking Doors - Nehalem, OR

During a summer vacation at their beach home, the homeowners noticed cracks running down the doorways, and the doors were sticking. After surfing the internet, they were directed to John's Waterproofing to help save their future coastal stays. During a free inspection, our design specialists entered the crawl space, and the culprit was brought to light. There were wooden posts that are supposed to help stabilize the home, but were doing quite the opposite. The posts were floating several inches above the existing footings, leaving them unable to support the home. This shift in the home's foundation caused the sticking doors and cracked walls. Not only that, but fiberglass insulation drooped low into the crawl space, the previous vapor barrier was torn, and the exterior access way was simply a wood panel laid across the opening, allowing moisture to enter the crawl space, resulting in inconsistent temperatures throughout the home. Our team worked with the homeowners to create an effective plan to restore the stability of their home, protect it from moisture, and scheduled the work.

The first step our crew took was removing all insulation and debris. Once it was out of the way, it was time to remove the floating wood posts. After they were extracted, we installed SmartJacks. SmartJacks are adjustable steel support posts that can be set to the exact height needed, providing permanent stabilization to the home. Then, we addressed stagnant water by installing a drain system and sump pump, followed by fastening a new 6-mil vapor barrier across the crawl space floor to trap moisture in the soil. Lastly, the homeowners decided on an entryway upgrade, so we installed an EverLast door in place of the ole wood panel. EverLast doors seal tightly to the foundation, helping keep out water, pests, and rodents. Thanks to John's Waterproofing, the homeowners can enjoy many more summer vacations without a worry in the world.

Replacement of Failing Main Subfloor Support Beam - Snohomish, WA

Due to persistent water intrusion into this crawl space, causing shifting of footings and piers, the wooden subfloor support beam was rotting, and drooping due to inadequate support for many years. This had caused the subfloor of the home to be uneven in many areas, creating sloped floors inside of the home. To prevent further water damage to the structural components inside of this crawl space, our crew of Waterproofing Experts encapsulated the space, permanently sealing the space to prevent water damage from occurring. To reinforce and level out the subfloor, our crew of Structural Experts arrived and removed and replaced the drooping wooden support beam with a steel support beam. To lift the remaining sagging portions of the subfloor, our crew removed and replaced all of the shifted and failing wooden piers, with Steel SmartJack Piers. SmartJacks are "jacked-up", until the overhead floor is returned to level. They remain permanently in place to support the subfloor, and are highly adjustable in the future if need be. The crawl space of this home is now encapsulated, and permanently protected from the catastrophic damage that water can cause. Additionally, the subfloor is once again level and properly supported, restoring the integrity of the strength and longevity of the entire structure of this home! Reinforcement of Rotting Subfloor - Eugene, OR

This family had noticed sloped, bouncy floors inside of their home, urging them to call on John's for professional help. After completing a free, no-obligation crawl space inspection, our design specialist kindly let the homeowner know that persistent water intrusion into his crawl space had rotted a portion of his subfloor framing, and several of his subfloor posts. This water damage beneath the home, is what caused the sloped and bouncy interior floors, as the home was no longer adequately supported, and weight distribution was terribly uneven. Continuing to leave the crawl space to its own devices, would only cause further structural impairment, eventually leading to potential flooring collapse, as well as shifting and cracking of the foundation walls.

In order to repair the damages already done, and to prevent any further water damage from harming this crawl space, our crews removed and replaced the rotten subfloor framing, and installed Steel SmartJack posts in the place of each of the original wooden posts that were rotting away. SmartJacks are carefully adjusted by hand, until the subfloor is returned to a perfectly level position, and even weight distribution of the entire overhead home is achieved. These steel posts remain permanently in place - promising level interior flooring, and a soundly supported subfloor. 

Next, to ensure that the crawl space remains dry, our waterproofing crew installed our tried and true, Pipe, Pump, and Plastic waterproofing system. Our PPP system has been used successfully for decades, to protect homes from the devastating effects of standing water. We begin by removing all of the old debris inside the crawl space. With the area now clean, we lay 3" Perforated Piping inside of a shallow trench, along the full interior perimeter. As water seeps beneath the home, it will be collected, and routed to a SuperSump Pump, installed at the lowest point. When water reaches the Pump, it will be expelled far away from the home via an underground discharge line. The final component of our PPP System, is the 6 Mil Vapor Barrier, which covers the entire dirt floor, and is also attached to the foundation walls - preventing water from seeping in through the ground and foundation walls. The installation of our PPP System will protect the home, and all newly installed subfloor components from water damage. With this crawl space now waterproofed and equipped with heavy-duty, steel subfloor reinforcements, this home will remain dry, clean, and stable for years to come.

Rotting Floor Support in Elmira, OR

This household was struggling with rotted and weak wood posts holding nothing but air. The owners were worried about the condition of their crawl space and if it would affect their home so they quickly scheduled an appointment with John's and had them inspect and repair the area.

Interior posts are used to keep the crawl space and ground level united and stabilized. Having fragile posts can result in unbalanced floors, unable to handle as much weight as necessary. As shown in the before photo, the wood is so frail, a knife can easily be stabbed into it. John's Waterproofing dove right in to replacing the faulty posts with our high-capacity, adjustable, supplemental steel pier, the SmartJack. The SmartJack is designed to stop sagging and rise the floor back to where it originally was. The ultimate floor support, it helps keep longevity and safety within the structure. First, the rotting post is removed. Next, the SmartJack is cut to the specific size of the crawl space and installed, attaching to the wooden beam above and the footing below. The steel pier is also adjustable! Containing a screw, it can jack up the floor and can be easily adjusted again in the future if needed. The crew finished up and left the crawl space balanced and stabilized. The homeowners no longer had to fret about safety of their home!
