TrenchDrain Placement To Prevent Standing Water Accumulation - Portland, OR

Accumulation of standing water had been a persistent issue for this concrete patio. Living in the PNW, there is no shortage of wet conditions throughout the year. Due to the downward sloping of this patio, all rainwater, as well as runoff from watering potted plants, continuously ran downhill to the lowest portion of the slab. The homeowners didn't like having to look at the ugly collected water, and they were concerned that the standing water could pose a safety risk. They called John's, and we came out to inspect the issue. Our Design Specialist explained to the homeowners about the possibility of permanent water damage, as well as how the damage could go further than only impacting the patio - it could also, overtime, cause catastrophic damage to the foundation walls of the home. This is because too much water seeping through the patio, and into the earth below that supports the foundation, could cause erosion of that soil, eventually leading to the sliding and crumbling of the foundation walls. Fortunately, the homeowners were on top of this issue, and called on us as the leading waterproofing experts, to intervene before it was too late. Our Design Specialist offered them the perfect solution, the installation of an XL TrenchDrain into the patio, to collect all water, and route it away from the home. They signed the Job Proposal, and we got them on our schedule! When our crew arrived, the first step was cutting out a narrow, 35 foot portion of the patio at the lowest point, to create a trench. Inside of the trench, we placed 35 feet of XL TrenchDrain, which is a metal drain that will remain permanently in place to collect all water intrusion, and will route it safely away from the home via a drain line. After placement of the TrenchDrain, we poured new concrete around it to hold it firmly in place, and to provide a nice finished look. The TrenchDrain has a metal cover on it, that is easily removeable for cleaning. These homeowners are happy to no longer have to look at dirty standing water while they're resting on their patio after a long day. They are also glad to know that they have made the right decision to protect the entire structure of their home from the devastating affects that years worth of standing water can cause, without proper implementation of quality solutions.

SmartJacks to the Rescue! Pacific City, OR

This homeowner first noticed that their floor was slanting in their kitchen. It then developed a slight bounce to it, followed by a few doors that were sticking in their frames. Looking for a solution before the issue progressed further, they called up John's Waterproofing. We scheduled their free inspection and discovered that their homes foundation had settled unevenly, leaving some of the wooden posts floating above their footings. 

To address this issue we proudly offer SmartJacks. These replace the old wooden posts, anchoring into both the wooden beam above and the footing below. The SmartJack is then adjusted into place, stabilizing the home. These will not rot or mold, and can be adjusted more over the years if needed. Now the homeowners can enjoy their home being on stable ground once again. 

Cracking Foundation - Brush Prairie, WA

When homeowners moved into their new home, they called John's Waterproofing for a free inspection to ensure their home was set up with long-term protection and that their family would be safe. When our Design Specialist went down into the crawl space, several issues were revealed. Cracks from a bowing foundation were visible throughout the walls and ceiling, allowing water and pests to make their way inside. It was only a matter of time before these cracks became larger and led to even more serious problems such as sinking floors upstairs and severe water damage. Our crew worked with the homeowners to design a plan that would stop the problem in its tracks. Then, it was time to get to work. 

When our crew arrived at the home, they got straight to work. They began by removing all debris from the crawl space, including the old vapor barrier. Next, each crack was injected with epoxy to seal out future leaks and bond the concrete back together. But the epoxy was just the sidekick. This foundation needed a superhero. Our crew installed carbon fiber stitching straps along the cracks to reinforce the foundation, create a permanent bond, and help prevent any further bowing or movement. Together, the epoxy and carbon fiber worked as a team, and this foundation was once again ready for a stronger, safer future. 

 

Drain Installation to Protect Foundation - Freeland, WA

The exterior of the foundation walls of this home had started to erode, due to hydrostatic pressure against the walls caused by accumulated ground water. To stop further erosion, and to protect the strength of the foundation walls, our crew of experts installed an drain system to catch all ground water before it could reach the foundation walls. To do this, they dug a shallow trench, beginning at the back of the home, and wrapping around to the front. Inside of the trench, they laid down perforated pipe, to collect all ground water, and then covered this with decorative gravel, until the trench was filled. Covering the trench with gravel will help gather and route rain water into the system. They made sure that the drainage was installed at a downhill angle, to utilize the force of gravity to send all collected water downhill, to be expelled away from the home. At the expulsion point, we attached a LawnScape Outlet, to evenly disperse the water into the lawn. Thanks to the installation of this system, ground water will no longer be able to accumulate and create hydrostatic pressure against the foundation walls of this home.
