Many years of persistent water intrusion into this crawl space had caused the original wooden posts to rot, shift, and become unstable, leaving the subfloor at terrible risk of structural collapse. The job of the subfloor is to evenly support the weight of the home, to ensure level interior floors, and a safe, stable home. When structural components beneath the home are compromised, the entire structure of the home feels the impact. Over time, effects will only worsen in the form of uneven interior floors, doors that won't shut, cracks in the walls, and in extreme cases, interior flooring collapsing into the crawl space. In order to reinforce damaged subfloors, our crew of structural experts removes the original wooden piers, and replaces them with Steel SmartJack Piers. SmartJacks are adjusted with precision, until the entirety of the subfloor is level, and the weight of the home is evenly distributed. Because they are made of steel, they are resistant to rot, allowing them to remain in place permanently to support the weight of the home, and ensure overall structural stability. When structural damage is present within crawl spaces, it is imperative to not only reinforce the subfloor, but to also professionally encapsulate the space. John's professional crawl space encapsulation seals, waterproofs, and insulates the entire space to protect the home from the devastating effects of water damage. This crawl space has now been professionally reinforced, and encapsulated by the experts here at John's, providing this family with a dry, clean, and stable home for them to grow and thrive in for many years to come!
During a crawlspace and foundation inspection, our Structural Design Specialist discovered several cracks within this concrete foundation wall. The cracks had been caused by many years of soil compression and expansion, allowing the foundation to shift and settle. With the weight of the home constantly putting pressure on the shifting foundation wall, many cracks were created over the years. A cracked foundation eventually creates cracked walls and ceilings inside of homes, and greatly threatens the integrity of the entire structure. To repair the cracks, and stop them from worsening, our crew of Structural Repair Experts first injected each crack with our Crack Epoxy Injection material, to bond and seal all of the jagged edges back together. Next, they covered each crack with several strands of Carbon Fiber Stitching. They attached the Carbon Fiber Stitching horizontally across each crack - permanently holding them together - and preventing them from worsening. Carbon Fiber Stitching is 10 times stronger than steel, and is a highly effective long term repair solution that returns structural stability to foundation walls. Our Structural Repair Experts have now reinforced the damaged foundation wall of this home with heavy-duty components that will provide permanent and effective structural support for many years to come!
Living in the persistently wet climate of the PNW, many homeowners are familiar with the frustration of water pooling around their homes, and invading their crawl spaces. This is where John's comes in! As your leading, local experts in all things waterproofing for over 50 years, our expert crews are here to help you defend your home against water damage. When water accumulates around foundation walls, hydrostatic pressure builds - creating deterioration of the concrete, the formation of jagged cracks, and erosion of the soil that supports the weight of the home. Homes rely on strong, sturdy, and intact foundation walls for stability. When these walls become damaged, the entire structure of the home suffers as a result, leading to sloped/bouncy interior flooring, shifting of subfloor framing, doors that don't easily shut, cracks in sheetrock, and in extreme cases - structural collapse. Ensuring a strong, intact foundation, is absolutely imperative to protect the stability of your home, and the safety of your family. This families home was suffering from water pressing against one side of their home. We sent out a specialist to do a free inspection, discussing a system that would address their major concern and fit within their budget.
To prevent water accumulation near the foundation of this home, we installed an exterior drainage system, parallel to the foundation wall. When installing an exterior system, our crew begins by digging a shallow, sloped trench, to hold perforated piping. As groundwater flows through the soil, it will be caught in the sloped piping, and routed downhill, rather than reaching the homes foundation and crawl space. On top of the piping, decorative gravel is placed to help water flow more easily into the drain, and to add a nice aesthetic appeal to the system. This system requires no electricity, as it utilizes gravity to collect and carry groundwater downhill. This type of system does not work for every household, an inspection is needed to see how this would benefit the home. John's has been professionally installing drainage in the PNW for decades, allowing families to enjoy peace of mind. Here at John's, we take great pride in providing WOW service to all customers, alongside our professional, effective installation of tried and true waterproofing systems, to help families thrive in dry, clean, and stable homes.
This homeowner was placing their home on the market and found evidence of water in their crawl space. They were worried about the possible damage caused, and how it could affect the sale. When water enters a crawl space, it causes many issues for the entire home. This includes structural damage to the home and dampness, which then creates an inviting environment for mold and mildew, and attracts unwanted rodents and pests. Getting the crawl space transformed will raise the value and stability of the home. The homeowner called John's Waterproofing so we could find them a proper solution. We sent one of our system design specialists out to perform a free estimate and inspection. They met after the inspection and went over solutions for this wet crawl space. They agreed that encapsulating was the way to go. To start this project, our team goes in and removes all the old damaged fiberglass insulation and old vapor barrier. Next, our team installs our SmartJacks, which are our high capacity adjustable supplemental steel piers designed to stop settling and raise up the floor. Our team then digs a trench around the interior perimeter of the crawl space to lay down a perforated pipe into a silt sock to ensure the water has a safe passage to drain to both the TripleSafe and SuperSump Plus. Next a discharge line is installed outside to drain the water away from the foundation. Then, our team installs our EverLast Door, this provides exterior access to the crawl space. Our TerraBlock was then installed directly onto the floor of this crawl space creating an insulated barrier between the home and earth. Our team then installs our CleanSpace system on top of the TerraBlock, and on the foundation walls up to the rim joists. All the vents are then sealed in this crawl space to prevent outside air from coming in. The goal is to control the environment, so our team than installs our SaniDry Sedona, which is our efficient dehumidifier that will effectively eliminate damp and musty odors by drying and filtering the air. This will keep the home at a relative humidity of 55%. This dehumidifier promotes healthier air for the entire home. Lastly, to finish this encapsulation, we spray our foam insulation along the foundation walls and up to the rim joists to create an air tight seal, ensuring this crawl space will be protected from water and ready for the new homeowners.
When building a home, save yourself unpredictable stress, by waterproofing below-grade foundation walls while still in the construction process. Waterproofing structures at this time allows for seamless, professional waterproofing that protects the building from water damage from the get go. Structures that are not professionally waterproofed (especially in the PNW) suffer from inevitable attacks of water intrusion, causing subfloors and crawl spaces to rot, foundations to crumble, and complete loss of safety, longevity, and stability.
The best way to waterproof below-grade foundation walls, is to call on John's, as your leading local experts, to install Paraseal and TremDrain directly onto the exterior, underground portion of the foundation walls. These 2 heavy-duty waterproofing layers, work together to direct ground water down foundation walls, instead of through them, while also creating an impenetrable layer of HDPE and expanding bentonite clay - keeping water out. Paraseal and TremDrain prevent the build-up of hydrostatic pressure, which directly supports the strength and longevity of the integrity of the entire structure. If you are gearing up to begin building, or are already in the construction process, give us a call today, saving you from future stress caused by water intrusion, while extending the life of your home. John's professional waterproofing greatly increases the safety and stability of homes, helping families to thrive in stability for years to come!
