This homes crawl space had the old fiberglass falling, and it smelled very musty. The owners of the home were concerned about the health risks that could be occurring by living with this kind of mess under their feet. To get assistance, they called up John's Waterproofing so they could learn about what they could do. This is how they learned about encapsulation. The owners were sold on this solution; energy savings, indoor air benefits, and overall health benefits for the homes longevity. We pulled out the old vapor barrier, fiberglass, and general debris. We then installed drainage, a sump pump, and insulated with TerraBlock and Spray Foam. We use a CleanSpace vapor barrier, and installed a SaniDry dehumidifier. Now this space is dry and healthy.

This homeowner was concerned about humidity and a musty smell in their home and wanted to find a solution to this problem. They reached to John's and scheduled their free inspection. One of our knowledgeable system design specialist performed a thorough examination of the crawl space and then met with the homeowner to go over the best options to solve this issue permanently. When hearing how a full encapsulation offers improved air quality, reduced energy bills, and protection from water, pests and mold- they went ahead with the estimate and we began the project. First, we made sure to remove all of the debris, along with the fiberglass insulation, and damaged vapor barrier. Mold was found in some areas, so we use our Mold-X2 which our highly effective cleaner for contaminated surfaces. Mold stains are removed in 20 seconds. Next, we dig a trench around the interior perimeter of the crawl space to install a 3 inch perforated pipe into a silt sock. This creates a safe passage for water to collect at the lowest point. Then, at this point we install our SuperSump Plus. This will gather all of the water and pump it outside and away from the homes foundation via discharge line. We make sure to cover and seal all of the vents to prevent outside air from entering. On the dirt floor of the crawl space, we install our TerraBlock system which will create an insulated barrier between the home and the earth. This will also block out moisture from making its way up through the floor of the crawl space. On top of the TerraBlock, we install our CleanSpace system. It is also anchored into the foundation walls up to the rim joists and is sealed at the footing of the wooden posts with our waterproof tape. To keep the environment controlled, we then install our SaniDry Sedona Dehumidifier that will eliminate the damp and must odors by drying and filtering the air-as well as keep the home at a healthy relative humidity. Lastly we install our foam insulation onto the foundation walls, up to the rim joists. This type of insulation differs from traditional fiberglass because it is sprayed in layers and than it expands, filling every crack and void, ultimately providing a complete airtight seal. This full encapsulation will protect the home and create a dry, healthy and stable environment for years to come. 

When a crawl space has issues such as water intrusion, high humidity, and rodent activity, it can lead to more serious problems. This problems affect the structural integrity of the home, create health hazards and higher energy costs. These homeowners began to worry their crawl space was in bad shape after noticing a musty odor and higher humidity in their living area, so they contacted John's to help them solve these issues. We went out and thoroughly inspected the crawl space and found active water, and rodent droppings. An encapsulation would be the best solution for this home. After finishing, we went to meet with the homeowners and worked with them to create a game plan that addresses every issue creating a dry, healthy and stable home. We went over the encapsulation process and they moved forward with the project.

Anchored into the foundation walls and placed between the footing and the wooden posts is our 20 mil thick liner, CleanSpace. This product is also placed over top of the entire TerraBlock system and sealed at the footing of the wooden posts with our heavy duty CleanSpace tape. We want to keep the environment at a healthy relative humidity so we install our SaniDry Sedona dehumidifier that will effectively eliminate damp and musty odors by drying and filtering the air. This will also help with improving overall indoor air quality. We finish this project by installing our foam insulation. This is sprayed all along the foundation walls, up to the rim joists and fills every crack and void to guarantee a complete airtight seal. 

Homeowners came across an ad for John's Waterproofing and noticed that we offer free inspections. Curious about the safety and stability of their home, they decided to give us a call. We sent one of our design specialists to the home to inspect the crawl space, where we discovered multiple support posts that were failing to provide the needed support for the home above. One of the "posts" wasn't even a post at all, but simply two small pieces of wood stacked on top of each other, barely holding it in place. We shared these findings with the homeowners, and without hesitation, they decided it was worth addressing to improve the safety and stability of their home. We quickly drew up a plan and got to work. 

When it comes to failing crawl space supports, there is only one answer: SmartJacks. The crew removed the faulty supports and installed a total of 12 SmartJacks. These are galvanized steel posts that can be precisely adjusted for a secure, custom fit. They can even be adjusted over the years, should the home settle more as time progresses. A brand-new steel beam was also installed across the top, providing additional strength, stability, and long-term durability to the home. Thanks to John's Waterproofing, the homeowners can finally feel at ease knowing their home has the support it needs from the ground up.

They went to check their crawl space and found that there was standing water, and most of their fiberglass insulation was falling from the ceiling of their crawl space. To begin this project, our team goes in and removes all the debris like the fallen fiberglass and damaged vapor barrier. Next, our team digs a trench around the interior perimeter of the crawl space to then lay down a perforated pipe into a silt sock. This will secure a safe passage for the water to drain to the SuperSump pump at the lowest point. Our SmartDrain system is also installed, this backup system will alert the homeowner of a possible plumbing leak with an audible alarm and drains away the water into a drywell under the CleanSpace until the homeowner is able to get it fixed. Our team then installs our TerraBlock directly on the dirt floor of the crawl space. This acts as an insulated barrier between the home and the earth that will keep moisture from making its way up through the crawl space floor.  Next our team installs CleanSpace, which is placed on top of the TerraBlock system, on the foundation walls and up to the rim joists. All the vents in the crawl space are sealed to prevent outside air from getting in. Our team then installs our SaniDry Sedona dehumidifier which will control the environment and pull out any moisture. This will promote clean healthy air through the entire home by eliminating damp musty odors by drying and filtering the air. To finish this encapsulation our team sprays our foam insulation along the foundation walls, up to the rim joists. This homeowner can now be sure that their energy costs will lower and the air they're breathing is healthy and clean. A protected crawl space not only benefits the health of the homeowner but the longevity and health of the entire home for years to come.
